Frequently asked questions

What if the tenant does not pay the rent?

Start with a written notice in the first days, stating the amount owed and a short deadline. If the delay persists, send a formal demand by registered post with acknowledgment of receipt, claiming the rent plus the statutory 20% penalty. Once arrears reach two months you can terminate the lease and start eviction, which goes through the Balcão do Arrendatário e do Senhorio or the courts. Never change the locks or cut utilities: it is illegal.

How much notice must I give for a rent increase?

At least 30 days before the month the new rent takes effect, in writing. Miss the deadline and you lose that year’s increase.

Must I issue electronic rent receipts?

As a rule yes, on the tax portal, unless you are exempt under the law. The receipt must be issued within the legal deadline and given to the tenant.

Which expenses can I deduct?

Costs borne and paid to obtain or secure the income, such as IMI, service charges, insurance, conservation and maintenance. Invoices must identify the property and your tax number. Construction or extension works are not deductible.
