How the annual update works
- Rent can be updated once a year, using the coefficient that INE publishes in the official gazette, usually in October.
- The new amount is the current rent multiplied by that year’s coefficient.
- The update must be notified to the tenant in writing, at least 30 days before the month it takes effect.
- If you miss the deadline you lose that year’s increase: it cannot be claimed retroactively.
When to send the letter
Count 30 days back from the month the new rent starts. If it starts in March, the letter must reach the tenant by the end of January. Always send it by registered post with acknowledgment of receipt and keep the proof.

Frequently asked questions
Can I raise the rent every year?
Yes, once a year, provided the lease has been running for at least a year and you give 30 days notice.
What if I forgot to update in previous years?
The update is not retroactive: you cannot claim increases you failed to notify in time. You can still apply the current year’s coefficient to the rent actually in force.
Can the tenant refuse the increase?
If the update respects the legal coefficient and the notice period, the tenant cannot refuse it. They may, however, terminate the lease under the terms of the law and the contract.
Do I need to issue receipts with the new amount?
Yes. From the month the new rent takes effect, receipts must show the new amount.
