Long-term property management in Oeiras, in English
Oeiras combines business hubs (Taguspark, Lagoas Park, Miraflores) with the coastline beaches: professionals and families who sign long leases and pay on time. It is one of the most stable municipalities to let in. Tagus Property manages your flat from Algés to Barcarena; if you would rather do it yourself, there is the Tagus Rentals software.
Tagus Property (LX Chasseur Immobilier, Lda., AMI licence 13266) is the long-term rental management company of the Tagus group, with an office in Lisbon and properties managed across the municipality of Oeiras: Algés, Miraflores, Linda-a-Velha, Carnaxide, Queijas, Oeiras, Paço de Arcos, Caxias, Porto Salvo and Barcarena. What professional management includes
Finding the right tenant
Market appraisal, professional photography, listing on the main portals and viewings run by us, with no need for you to be there. Candidates’ proof of income and guarantees are checked, and the decision is always yours.
Lease and paperwork
Checking the property paperwork, drafting a lease compliant with Portuguese law, registering it with the tax authority, and a check-in inspection with a photographic inventory annexed to the lease.
Rents on time
With your authorisation on the tax portal, lease by lease, we issue the electronic rent receipts with the Portuguese tax authority in your name, and the official PDF lands in your portal. We monitor payment every month and remind the tenant when rent is late. Rent is paid directly to the owner.
Maintenance and surprises
A trusted network of contractors for repairs, with budgets approved by you. Tenants report issues through the platform; we handle them.
Full transparency
Permanent access to the landlord portal: rents, expenses, documents and your investment returns, even while living abroad.
Protected end of lease
A check-out inspection compared against check-in, deposit settlement backed by photos, and preparing the property for the next tenant.
Managing from abroad, in English
- Your point of contact is an English-speaking person in Lisbon, not a call centre and not a translation tool.
- Lease, receipts, inspections and statements explained in English, even though the legal documents are Portuguese by law.
- Your tenant deals with us in Portuguese; you read everything in English on your own portal.
- Rent is paid straight into your account, in euros, wherever your bank is.

Frequently asked questions about property management in Oeiras
How much does property management cost in Oeiras?
Full management costs 12% of the rent + VAT per month, while the property is let. If a tenant has to be found, the letting fee is one month’s rent + VAT, once. The same fees apply in Oeiras, Cascais and Lisbon.
Do you work in Algés, Miraflores, Carnaxide and Paço de Arcos?
Yes, across the whole municipality of Oeiras: Algés, Miraflores, Linda-a-Velha, Dafundo, Carnaxide, Queijas, Oeiras, Paço de Arcos, Caxias, Porto Salvo and Barcarena. Also in the municipalities of Cascais and Lisbon.
How much rent can I charge for a 2-bed in Oeiras in 2025?
At the median rent of new leases (INE 2025), a typical 80 m² two-bedroom flat in good condition ranges from €1,050 to €1,492 a month depending on the parish; the most expensive is Oeiras, Paço de Arcos e Caxias, at 16.57 €/m². Each parish page has a simulator that adjusts for condition, floor, view and furnishing.
Do you manage short-term lets?
No. We only manage long-term residential lets. Short-term letting follows different law, different taxation and a different kind of operation, and mixing the two serves neither well.
I live abroad. How does it work?
We represent you on the ground (viewings, inspections, maintenance, tenant relations) and you follow everything on the landlord portal. Rent is paid straight into your account, in euros, wherever your bank is. Your contact is a person in Lisbon, in English, Portuguese or French.
How long does it take to let?
We do not promise timelines, because they depend on the property and the price. A flat priced at market and well presented lets quickly in Oeiras; one priced above market waits for months and loses more than it gains. That is why we start with the appraisal, free of charge.
Which documents do you need for my property?
The property tax record (caderneta predial), the habitation licence (or proof the building predates 1951), a valid energy certificate and the land registry certificate. If any is missing, we tell you how to obtain it before advertising.
How much could your Oeiras flat earn?
Tell us where it is and what it is like. We reply with an estimate grounded in the parish’s real leases and a management proposal, with no obligation.
